Pest control for new homes in the Valley

Move in, then let us look at the house after dark.

New builds sit beside open desert. We walk the outside in daylight, come back at dusk with a blacklight, write down what we find and visit every season.

The first visit

A first visit in four steps, one after dark

Each step has a reason, and you get the notes from all four.

  1. 01

Step 1: By day, the outside walk

We walk the whole outside of the house in daylight: stucco lines, garage door seals, pipe and wire openings, block walls and the gravel against the foundation. We note every gap.

  2. 02

Step 2: At the door, what you've noticed

You tell us what you've seen and where. We check those rooms and the garage first, then the attic hatch and under the sinks.

  3. 03
    Our signature step

Step 3: After dark, the blacklight walk

Scorpions glow under ultraviolet light, which makes them far easier to find at night. We return at dusk, or at an hour you choose, walk the yard and the walls with a blacklight and show you where they gather. If we find none, we say so.

  4. 04

Step 4: In writing, the report and the seal list

You get a written report: what we found, where we treated, which gaps to seal and which plan fits the house. Nothing starts until you say yes.

Plans

Plans set by the season

A Valley year has two long warm seasons and a short cool one. Each plan lists the months we visit and what each visit looks for.

  • Warm season

Four visits from April to October, outside the house

    • Visits in April, June, August and October
    • A January visit for indoor pests
    • Treatment inside where we find activity
    • Yearly termite inspection
    • Yearly pack-rat entry check
    • Written report after every visit

The calendar

A Valley year, month by month

The dates move with the weather and by neighborhood. This is the usual shape of a year, not a promise.

  • Ants

They wake with the warm days and follow water, food and cracks in the stucco.

    Mar to Jun

  • Wasps

Paper wasps build under eaves, patio covers and the caps of block walls.

    Apr to Oct

  • Scorpions

Most often seen after dark, near gravel, block walls and wood piles. They slow down in the cool months.

    May to Sep

  • Roaches and crickets

Heat and monsoon storms push them toward garages, kitchens and porch lights.

    Jun to Sep

  • Termite swarms

Winged termites can appear after the first monsoon storms. A swarm is a reason to book an inspection.

    Jul to Sep

  • Pack rats and roof rats

As nights cool, they look for warm, sheltered spots: attics, garages and wall voids.

    Oct to Feb

  • Our visits

The four warm-season visits, plus January on the all-year plans.

    Jan, Apr, Jun, Aug, Oct

New builds

New builds have their own list

The house is new. The ground around it is not.

Open desert next door, fresh gravel against the walls and small gaps at stucco lines and pipe openings are common in new builds, and none of it shows on closing day.

What we look at first

  • Open lots and washes nearby, where scorpions, ants and pack rats already live

  • Fresh gravel and block walls that hold the day's heat

  • Small gaps at the garage door, pipe sleeves and stucco lines

  • New landscaping watered daily, which draws crickets and roaches

From new neighbors

What owners of new houses say

“Someone came back at dusk with a blacklight and walked the yard with me. It felt a little odd, but I finally knew where to look and what to seal.”

Ethan P.Cooley Station

“The report was one page: what they found, where they treated and a short list of gaps. They offered to seal the ones they could reach and left the choice of plan to me.”

Noelle V.Cadence

“We closed in the spring and called in April. Seeing why the visits fall in June and August, and not just every quarter, is what made me sign up.”

Kenji M.Maricopa

“Celina explained the report to my mother in Spanish, which mattered to us. She showed us each spot before she treated it.”

Questions

What new homeowners ask first

How much does pest control cost?

It depends on the pests, the size of the house and lot, and how many visits the plan has. After the first visit you get a written quote that lists the first-visit fee, the cost of each visit and the year's total. We don't quote a house we haven't looked at.

Why do you come back after dark?

Scorpions are most active at night, and they glow under ultraviolet light, so a blacklight shows where they are. We walk the yard and the walls at dusk or later, by appointment, and mark what we find on your report. If we find nothing, the report says that too.

My house is new. Do I need this?

New houses aren't pest-proof. Gaps at stucco lines, garage doors and pipe openings are common, and the land around many new builds is still open desert. A first visit shows what, if anything, your house needs. You decide after reading the report.

What about children and pets?

Licensed applicators follow the product label. We tell you which areas to keep children and pets away from, and for how long, and you can ask for our product list before we start.

What if the pests come back?

Call us. Within 30 days of a treatment we return and re-treat the same areas at no charge for the pests named on your report. The full terms are on the plans page.

Do I have to sign a contract?

No long contract is needed. A plan can be canceled any time by phone or email, and billing stops after the visit already on the schedule.
